7% fee charged to the first $100,000 of purchase price, remaining balance charged fee of 3%, GST charged 5%. Buyers agent receives 3.125% on the first $100,000 and 1.1625% on the balance. All results are calculated based on the input variables provided by the user, and assumptions that are believed to be reasonable. Real Estate commissions can be confusing as most agents won’t disclose that amount until after you’ve met in person. Our governing Association outlines that we are able to charge any amount – so there is no set standard of commission. Personally, I charge a commission of 7% on the first $100,000 and 3% on the balance of the sale price for selling a property in Vancouver and around the Lower Mainland.

But I don’t keep all of that commission – approximately half of that goes to the selling agent for bringing a qualified buyer who completes on the purchase.

You’ll also notice there is a GST field in the calculator – as realty sales are a service we are obliged to charge GST on the commission too. Hopefully this calculator will give you a rough idea of what you’ll pay in commission to sell a property in Vancouver.
