This represents a 5.6% decrease compared to August 2025
and a 0.6% decrease to July 2026

*Months of Inventory = Active listings divided by Sales for that month

The Bottom Line:

It’s a great time to buy a detached home. Condos and townhomes are seeing a tiny lift in sales but theres more and more detached homes hitting the market and sitting.

The Bank of Canada met Today and held the rate at 2.25%

Next meeting after that is October 28th & December 9th

Off Topic (Kind Of)…

Food is Expensive!

Usually the only indication of food inflation I have is the price of oat milk at Costco. That three pack fluctuates between $10.50 - 12 constantly.

Anyways - I got this newsletter from RBC about inflation and it had a few interesting things so I figured I’d share:

• 90% of what you pay isn’t the raw ingredient but processing, labour, packaging, transport and of course margin.
  - But if I’m doing the self checkouts shouldn’t it be a bit cheaper?
  

• Food bank visits are up almost 100% since 2019.
  - That’s terrible, I think SHARE will be my Xmas donation this year.
  

• Tomato prices jumped 45% year over year in May off the US’s tariffs on Mexican tomatoes making farmers plant less.
  - Growing your own only really helps for a few months.

And lastly my dear caffeine laden friends coffee & tea! Well they are getting hammered from poor harvests in Brazil & Vietnam. Tariffs hit those coffee & tea  producers and guess what? We import most of our coffee already roasted from the USA and our tea already packaged from there too.

This was also written right before we got in a trade war with the USA and oil prices spiked too (crude oil not that extra virgin olive stuff).

Shows & Shows

The Agency (Paramont+) - How did I miss this one?! The cast is absolutely stacked: Michael Fassbender, Richard Gere, Jeffrey Wright, Jodie Turner-Smith (who was great in an otherwise terrible “Bad Monkey”). Season 2 just launched and I’m burning through Season 1. It’s not “Slow Horses” (Season 6 of that comes out Sept 16th) but so far it’s been great spy thriller content.

Ted Lasso (Apple TV) - Watching this as it gets released too. So far so good - the formula is there and the cast is great. It’s low stakes fun. Also I’m currently plodding through hours and hours (AND HOURS!!!) of soccer coaching training so I can turn my girls into the next Christine Sinclairs. So I find the premise of Ted just strolling into top level British soccer a bit far fetched. But who wants to watch a show about Ted Lasso clicking through an online tutorial about concussion protocols ?

Tires (Netflix) - Silly juvenile humour set in a floundering mechanic shop. Don’t judge me for loving this show as much as I do. Thomas Haden Church is great in this too (should probably watch “Sideways” again).

Lanterns (HBO / Crave) - Watching this one as it comes out so don’t have a full view of it yet. It’s based on DC comics Green Lantern, but don’t let the comic book aspect sway you. It’s created by Damon Lindelof. WHO? He wrote “Lost”, “Watchmen” and “The Leftovers”. All three of which I recommend highly.
