Headline: Home Sales Lose Brief Momentum

Sub-Head: The lift in sales in June was a bit of a blip

The benchmark price for all properties in Metro Vancouver is currently $1,088,800

This represents a 6.2% decrease compared to July 2025
and a 0.9% decrease to June 2026

Sales: 639

Months of Inventory: 9.52

Benchmark: $1,822,900

Avg. Days on Market: 42

🏘 Attached

Active Listings: 2,866

Sales: 454

Months of Inventory: 6.31

Benchmark: $1,030,400

6% $ ⬇ from July 2025

Avg. Days on Market: 33

🏢 Apartment

Active Listings: 6,796

Sales: 952

Months of Inventory: 7.14

Benchmark: $688,000

7.5% $ ⬇ from July 2025

The Bottom Line:

Sales are down, prices have pulled back, and inventory is up = which means lots of negotiating room for buyers and a window for sellers to upgrade before the market turns again.

Mortgage Rates

The BOC met on July 15th and HELD THAT RATE.

Next meeting after that is September 2nd (They’ll probably hold the rate again)

Off Topic (Kind Of)…

Shows & Movies

Widow’s Bay - Probably not the best idea to start watching this on a remote cabin near the ocean… Long story short the few episodes we watched before it got TOO SCARY were really good. The back story of the town and the cast of locals provides a great comedic setting - you just need to get ready for the inevitable horror scene that will round out each episode.

Margo’s Got Money Troubles - This was a good watch but you don’t need to go out of your way for it. (Truth be told this was the chaser after each Widow’s Bay episode was over). Nick Offerman plays a great redemptive character arch, and Michelle Pfeiffer steals every scene she is in.

Dune: Part Two - While I wait for some room at the 70mm Imax in Langley to watch the Odyssey (apparently the Richmond 70mm IMAX is sold out till September) I figured I should catch up on another epic I somehow ignored. (Also the third instalment comes out December 18th) This movie didn’t really feel like a wrap up of the first Dune book source material and instead a launch pad for the third movie which covers the Dune Messiah. Not that that’s a bad thing, but it’s like watching The Lord of the Rings: The Two Towers - its got great battles and character arch’s BUT you know the good stuff is coming in the next movie.

World Cup 2026

The other thing that has consumed my attention last month was the World Cup. It had it all:

Complaining about “water breaks” when they’re playing in an air conditioned mega stadium
Canada flexing a bit of football muscle!
Trump calling off red cards
Googling where Cape Verde is located
Meghan and everyone else finding out who Erling Haaland is
An oddly entertaining half time show nearly derailed by Justin Bieber. . .
Argentina spoiling Messi’s last World Cup game by being GOONs
All capped off by a clinical display of soccer by Spain 🏆

The World Cup is always conflicting for me - I love top tier international soccer (been watching since 1994!) BUT FIFA is such a garbage organization (See their failed attempt to sell part of the tourney to private equity). But I end up holding my nose and watching anyways.
