The benchmark price for all properties in Metro Vancouver is currently $1,150,400


(July: $1,165,300 / June: $1,173,100 / May: $1,177,100 /

This represents a 3.8% decrease compared to August 2024

and a 1.3% decrease over July 2025.

Sales - to - Active Ratio:

Historical data shows prices drop when that ratio dips and stays below 12%, and prices rise when it surpasses 20% for several months. For reference: last month was 13.8% Total

Gardening! Can you dig it?

Above is some of the new seeds I tried this season: The corn went well this year - aka: a bear didn’t eat it prior to harvesting. I have a tennis ball sized watermelon still trying to grow. The shishito peppers have been amazing. The pole beans need different dirt. The lemon cucs have been plentiful and the Mortgage Lifter tomatoes haven’t lifted my mortgage yet.

This gardening hobby has paid dividends in other ways besides salads and filling up my phone with plant photos.


I’m now very adept at walking “for sale” properties and speaking to the level of work that a garden will take to maintain. Pruning, fertilizing, watering - I’ve got it covered.


Now I’ll turn my attention to the indoor plants and dreaming of adding new features to the yard. Have a look at these greenhouses:
