The benchmark price for all properties in Metro Vancouver is currently $1,165,300


(June: $1,173,100 / May: $1,177,100 / April: $1,184,500 / March: $1,190,900 /
February: $1,169,100 / January: $1,173,000 / December: $1,171,500)


This represents a 2.7% decrease compared to July 2024

and a 0.7% decrease over June 2025.

Sales - to - Active Ratio:

Historical data shows prices drop when that ratio dips and stays below 12%, and prices rise when it surpasses 20% for several months. For reference: last month was 12.2% Total

Mortgage Rates 💰

The BOC met last week and held the rate.

Key interest rate still sits at 2.75%

Since then I’ve drank the Galloway “Kool-aid”. I get his newsletters and actually read them (kind of like what you’re doing with mine right now!…) and I’ve recently started listening to the plethora of podcasts he puts out.
